NEW JERSEY
Union County
Elizabeth and Linden's industrial edge, and the suburban towns west of the parkway.
The port edge and the towns behind it
Elizabeth shares the port district with Newark. Linden carries heavy industry. Westfield, Summit, and the towns farther west are local services and retail. A Union County sale should name the town. The county label alone mixes a terminal with a downtown shop.
Trucking and warehouse companies here feel the same bulk-sale and real-estate questions as any New Jersey asset sale, with the added fact that the location itself may be why the customers exist.
Do not describe the whole county as the port
A buyer looking for a port-adjacent yard will not want a consumer business in the western towns, and the reverse is also true. The form should say which one you are.
Questions
Is the port only in Union County?
No. Port Newark–Elizabeth spans the Essex and Union line. Say which side of the line the property is on.
