Acres, access, and the town’s rules
Western Morris and Passaic still have larger tracts. Bergen, Essex, and Union more often mean an infill parcel, a corner lot, or land behind an existing use. Zoning, wetlands, and road access change what an owner can consider. We do not grant approvals.

What to include for a larger site
If you believe the site is worth $1,000,000 or more, say what can be built, what is already entitled, and who owns it. The form records the range you select.
