Leasing versus selling
How an owner can compare leasing and selling as options, without treating them as the same decision.
A lease keeps the asset
A lease trades occupancy for rent and leaves you with the building, the tax bill, and the tenant. A sale transfers the property and ends that income. They answer different questions. Exploring both is reasonable. Pretending they are one price is not.
The form asks whether you are exploring selling, leasing, valuing, or planning. Sending it does not publish the property.
What changes the comparison
Vacancy, the remaining term if someone is already in the building, and the value range change which options are even available. A single-tenant warehouse on the Turnpike and a luxury house in Bergen are different properties.
Taxes on a sale, including the Realty Transfer Fee and any Graduated Percent Fee, are a reason to read the state pages before you compare a net sale with a year of rent. We do not calculate that comparison here.
